Process for hiring a Realtor® and listing your house for sale

If you’ve never sold a home before, you may not quite know what to expect. Read on for a quick snippet of the process, from the first call you make to me, through the first showings.

Initial contact

During our initial contact, usually via phone, I’ll begin by explaining the “Working With Real Estate Agents” document. This simply helps you to understand what my role is, and how we can work together effectively. I’ll then ask you a few questions about your home, so that I can prepare for our consultation.

Consultation

I’ll meet with you at your home, and we’ll go through my in-depth seller questionnaire. We’ll discuss the information about your house gathered from public records. I’ll show you what other homes nearby have sold for, and how long they were on the market.

Evaluation of your home

I’ll walk through every room of your house, look in closets, cabinets, storage areas, take measurements as needed; I’ll walk around the exterior of your house and yard, taking notes along the way.

This allows me to assess the house from a potential buyer’s perspective, and make suggestions on what may need to be changed, or might need further evaluation prior to putting your house on the market.


Review of Findings and Next steps

We’ll discuss the findings from my evaluation of your house. Based on the size, location and condition of your house, I’ll outline some options for you regarding preparation, pricing and marketing strategies. You can choose to proceed in the direction that works best for you.

Preparing your house for sale

Preparations can vary depending on which option works best for you. Together we’ll make a plan for preparing your home, and establish a timeline for getting it on the market. I’ll provide you with a detailed checklist, and help you complete some of the tasks where needed.

 

Pictures & Measuring

Once your home is market-ready, it will be measured to confirm square footage, and pictures will be taken to highlight your homes best features.

 

Marketing Preparations

Pictures will be used to create an array of marketing materials for your listing. There will be a listing created with the Multiple Listing Service, which feeds to many public facing websites. We will also create a personalized website, brochures, social media advertisements, etc.

 

On The Market

You may experience a high volume of showing requests during the first week or two on the market. It is important to always keep your house in show-ready condition.
